Specialist business property adviser Christie & Co has announced the sale of The Three Horseshoes in Elsted.
The Three Horseshoes is a wellโestablished and highly regarded Grade II listed country pub in the village of Elsted, near Midhurst in West Sussex, set within the South Downs National Park.
Owned and operated by the same owners for over 30 years, the quintessential English inn offers traditional bar and dining spaces, an extensive beer garden, parking and twoโbedroom managerโs accommodation, all supported by consistent trading and an excellent reputation for food and hospitality.
Following a confidential sales process with Richard Wood at Christie & Co, the pub has been sold to Cokey Sulkin, former COO of Arcade Food Hall and co-founder of Dirty Bones and The Black Dog in Vauxhall.
Cokey Sulkin said: โI am incredibly excited to have acquired the freehold of this much-loved Sussex pub. With a rich history dating back to the 16th century, it enjoys a loyal local following, while guests also travel from far and wide to take in the outstanding views across the South Downs from the pub gardens.
โOur plans are to preserve the unique charm and character of this historic pub, while introducing an outdoor bar and wood-fired BBQ.โ
Richard Wood, regional director for pubs and restaurants at Christie & Co, who managed the sale, added: โThe Three Horseshoes is a standout example of a traditional English country pub with longevity, strong trading performance and real future potential.
โConducting the sale off market allowed us to deliver a smooth, confidential process for the longโstanding owners while engaging directly with serious buyers from our extensive database. We are delighted to have achieved such a positive outcome for all parties.
โThis sale further highlights the continued demand for highโquality freehold pubs across the South of England, particularly those with strong foodโled trade in desirable locations.โ
The pub sold for an undisclosed sum.
