ABC Lettings strengthens support for landlords and tenants ahead of major rental reforms

Ashford Borough Council is preparing for significant national changes as the first phase of the Renters Rights Act 2025 comes into force on 1 May 2026.

The reforms introduce wideโ€‘ranging updates to the private rented sector, including the abolition of Section 21 โ€˜noโ€‘faultโ€™ evictions, the end of fixedโ€‘term tenancies, strengthened protections for tenants and new duties for landlords.

Local authorities will also gain enhanced powers to investigate concerns and enforce compliance to help maintain high standards across the sector.

In readiness for these changes, Ashford Borough Council is launching a boroughโ€‘wide engagement programme with a strong focus on supporting landlords. This will include clear guidance on what the new legislation means in practice, updated responsibilities for landlords, as well as accessible information for tenants.

The council will also soon be publishing a programme of events designed to support landlords and tenants with the changes, including dropโ€‘in sessions, training opportunities and new online guidance.

As part of these preparations, the council is also highlighting the support available through ABC Lettings โ€“ its fully managed and regulated lettings service designed to provide stability and reassurance for both landlords and tenants.
