
Wates Developments and its Vistry Group partners have submitted outline plans to Mole Valley District Council (MVDC) for up to 270 new homes in Ashtead, Surrey.
The proposals will bring forward vital, high-quality homes – 108 of which will be affordable – on land south of Ermyn Way.
Wates Developments, part of the Wates Group, is headquartered in nearby Leatherhead and specialises in residential land, planning and development. This unique combination of community knowledge and expertise ensures that its plans for Ermyn Way will significantly support local housing provision in an area where new homes are urgently needed.
Land south of Ermyn Way is allocated for residential-led development in MVDC’s adopted Local Plan. Wates Developments, in partnership with Vistry Group, has shaped the proposals in line with Local Plan policy and has consulted extensively with Council members, key stakeholders and the general public, including local schools, to seek their views and feedback on the plans.

The proposed development will enhance the existing local community and deliver a range of benefits for people in Ashtead, in addition to the much-needed new homes, including:
- A purpose-built community building with potential for a children’s nursery
- Landscape-led, with approximately 30 acres of open space with green corridors and children’s play areas
- Potential to deliver 20% gain in net biodiversity
- On-site car share club and enhanced walking and cycling facilities
