Flude announces new Brighton lettings

Flude Property Consultants, a Brighton and Hove-based independent chartered surveyor, has been busy this month, announcing two new local lettings.

Flude’s retail team successfully secured a new tenant for 17-19 St James’s Street, Brighton, with the entire 4,447 sq ft unit now let to a local supermarket operator. The property was marketed at a guide rent of £75,000 per annum.

The building, which had been home to Boots the Chemists for over 100 years, attracted significant interest upon coming to the market.

Despite receiving multiple offers from well-established brands, the client opted to proceed with the local retailer due to the simplicity of the deal and the desire to avoid subdividing the space.

Flude director Will Thomas said: “While the retail market saw a slowdown during the summer months, we’ve noticed a marked recovery recently, with units across Brighton quickly going under offer.

“Our client was pleased with the outcome as it provided a straightforward solution without the need for further complication.”

Meanwhile, Flude completed the letting on 50 Blatchington Road, Hove to Oxfam. Located on the southern side of Blatchington Road, the area has a variety of local and national retailers, and Hove mainline railway station is just a 5-minute walk to the north.

The unit is formed of a two-storey mid-terrace premises, with additional access to the rear, totalling 1,765 sq ft.
