Cleankill’s innovative approach to pest control transforms Oxford United FC’s stadium
The buzz of watching a football match live – there’s nothing quite like it. But imagine the game you’ve been looking forward to for weeks, even months, being disrupted by some pesky pigeons? Well, that’s what Oxford United fans had to deal with until Cleankill Pest Control stepped in to save the day.
Oxford United Football Club was facing a significant pest bird problem at its grounds, the Kassam Stadium in Oxford. Pigeons were not only making a mess, but they were also causing fans to move seats due to the bird droppings, despite the club’s best efforts to clean the seats just hours before matches. The situation reached a tipping point during sell-out matches when there was no spare seating to relocate supporters.
As the South East’s leading pest control specialist, Cleankill is uniquely positioned to tackle a wide range of pest-related issues. The company was founded 28 years ago with a mission to offer a first-class service and keep premises free of public health pests. From humble beginnings as a ‘spare bedroom’ operation, the business has grown steadily and carefully, consistently exceeding customer expectations – whether it’s addressing a bed bug infestation in a small apartment or managing pest control for a high-end pharmaceutical manufacturer.
Through several strategic acquisitions, Cleankill has expanded its reach, now operating offices in Surrey, Sussex and Bristol. While domestic premises account for a small percentage of business, Cleankill’s primary focus is on larger commercial premises and multi-site operations. “Rather than putting sales and profits first like some of our competitors, we focus on customer service, knowing that profits will follow,” explains managing director Paul Bates. “Pests do not discriminate, and we believe that every customer deserves the same high standard of service.”

Recognising the severity of the issue at Oxford United FC, Cleankill’s surveyor Mark Pretty assessed the situation on site to develop an effective strategy. The primary goal was to discourage pigeons from roosting and nesting at the stadium by making it an unsuitable environment for them. This was achieved through a combination of deterrence and physical barriers.
One of the standout strategies employed was the use of Harris hawks. Pigeons naturally see hawks as predators and are scared of them, which the Cleankill team used to their advantage by flying hawks around the stadium to deter the pigeons.
Allied with bird-proofing measures to block access to nesting areas and a rigorous cleaning regime, the strategy has proven successful, with positive feedback from the club’s supporter group. Initially, Cleankill conducted 10 sessions with the hawks, followed by visits three times a week, and now, visits are down to once a week.
However, the Oxford United FC project was not without challenges. The large population of pigeons had been allowed to build up over time, and dispersing such a large colony was not an overnight task. On top of this, the construction of the stadium itself posed difficulties, with numerous high and hard-to-reach roosting spots. Despite these obstacles, Cleankill managed to gradually reduce the pigeon population and continues to work towards complete control.
Since Cleankill began its services, Oxford United FC has observed measurable improvements. The constant need to clean bird mess from seats before matches has decreased significantly and fans no longer have to be moved around, reducing stress for both staff and supporters. The club has received positive feedback, with its supporter group appreciating the cleaner, more pleasant environment at the stadium.
Any large-scale pest control issue requires diligent oversight to ensure long-term effectiveness. Looking ahead, Cleankill plans to sustain its pest control efforts through ongoing maintenance and monitoring. With Oxford United’s recent promotion to the EFL Championship for the first time in 25 years, managing the pest bird problem is more crucial than ever to ensure a great matchday experience for all fans.
The partnership with Oxford United FC is just one example of the diverse range of projects Cleankill undertakes. “Whatever type of property you are in – be it business or domestic – a pest infestation can be both embarrassing and stressful,” explains Paul. “Our staff are experts in relating to customers and helping to alleviate their distress. We will continue to visit until the problem is fully resolved, offering advice to prevent reoccurrence. Sometimes, identifying the root cause of pest problems or determining how pests gained entry to a property requires significant detective work. Staff must be quick-thinking, diligent and determined!”
Every customer has different needs, and Cleankill tailors its services accordingly. The company has invested in a range of reporting packages and reviewed invoicing procedures to meet customer requirements. “We’re constantly refining our administration processes to enhance efficiency and effectiveness, making life easier for customers,” says Paul. “This investment has been crucial in improving customer service, as one of the biggest problems in the industry is a lack of communication. All customer reports are emailed shortly after visits, explaining what has been done, why and any further steps needed.”
Helping customers understand Cleankill’s methods and procedures is a priority. Paul adds: “With this in mind, our Bird Team has started visiting customers with birds of prey so they can meet the birds, hold them and gain a full understanding of the service. These visits have been very well received, particularly by a property management company, and offer an excellent opportunity for staff to have their photos taken with the hawks.”
Cleankill stands out as the premier option for pest control services, and it’s easy to see why. The company has made remarkable strides in the pest control industry, setting a high standard for excellence. Being the pioneer in England to secure the esteemed Gold Investors in People accreditation is just one testament to the team’s dedication. Notably, Cleankill has upheld this distinction for three consecutive years, inching closer to Platinum status with each passing accomplishment.
The year 2023 was particularly notable for Cleankill. Not only was it named ‘Large Company of the Year’ at the National Pest Awards, beating a company with 500 staff, but it also won the ‘Sustainability’ category of the British Pest Control Awards (BPCA). “Two industry awards in one year is a testament to the reputation our company has among its peers,” explains Paul. “Cleankill has experienced steady growth, with 2024 turnover set to exceed £4.7 million. However, we never rest on our laurels and are always keen to explore ways to improve the way we do business!”
Outside of day-to-day operations, Cleankill’s directors are deeply committed to giving back to the communities that support their business through sponsorships, charity support and educational activities. Paul, a Cub Scout leader and churchwarden, has been recognised for his outstanding service to scouting and dedicating his time to teaching children independence and team-building skills. Just recently, Cleankill sponsored an event during National Curry Week where Paul’s Cub Scout pack visited a local Indian restaurant to see how the food is made.
Paul also shares his expertise by giving talks at schools, colleges and exhibitions on subjects ranging from mini beasts to business communication. Moreover, he mentors small pest control firms and startups, and extends his reach to organisations such as the Mothers Union and Women’s Institutes, delivering insightful presentations.
Cleankill actively raises money for charities such as The Children’s Trust at Tadworth and Martletts Hospice in Hove. In Kent, it was a main sponsor of Chiddingstone Real Football, a charity event to raise funds for Kent, Surrey & Sussex Air Ambulance, local food banks and Hospice in the Weald. The company also sponsors sports programs, including a junior tennis coaching program and Seaford Rugby Club, as well as a junior football club managed by one of their technicians.
Paul proudly attributes Cleankill’s success to meticulous staff training, alongside competitive salaries and recognition for hard work and loyalty. The organisation prioritises team wellbeing, offering benefits, including pensions and private healthcare, that surpass industry standards. “Our open culture, fostering a collegiate and family feel, encourages the continuous exchange of knowledge, information and expertise,” he highlights. “Staff ideas are sought – and, where appropriate, implemented – on an ongoing basis, and we provide access to a range of development opportunities, including industry qualifications, to empower individuals in their current roles and nurture their growth within the business.”
