Staines office park now fully occupied

The prominent Lotus Park riverside office development of 103,000 sq ft in central Staines Upon Thames, Surrey is now fully let.

The final space, a 9,479 sq ft ground floor office suite, was taken by Chubb, part of APi Group, a leading provider of fire protection and safety solutions.

Property consultancy Vail Williams acted for Legal & General Investment Management, which owns and operates the three-building Thames-side development. De Souza was instructed by Chubb.

This most recent letting follows a series of successful transactions which has seen Verlingue, one of Europe’s largest independent insurance brokers, take a 4,780 sq ft suite at £38.29 psf, under Legal & Generals fitted flex product, Capsule. This followed another unnamed occupier taking 9,000 sq ft at £34.50 psf.

Vail Williams and BNP Paribas Real Estate act as joint letting agents for the Lotus Park development, which has seen nine transactions successfully completed over the last 18 months post-refurbishment.

Nick Webb, senior asset manager at Legal & General Investment Management, said: “Our strategy with this development was to deliver not only top-quality interior spaces, under a range of our office products, but also to create some outstanding exterior amenities which benefit from our situation next to the River Thames.

“As a trusted landlord, it is incumbent upon us to set the best possible service and amenities for our occupiers. At Lotus Park, this includes 24-hour concierge and occupier events including our summer party with live bands, BBQ, games area and boating along the river.”

Vail Williams surveyor Charlie Perkins, based in Woking, added: “Lotus Park is an exceptional development comprehensively refurbished to Grade A specification, has superfast broadband and is conveniently located – it is good to see it fully occupied.

“The recently landscaped new waterfront gardens provide a unique riverside amenity overlooking the River Thames and have certainly been a major factor in businesses relocating here as they seek to attract and retain top talent with a superlative working environment.”
